WHERE WE WORK

  • Deadwood
  • Lead

Every home we co-host here, counted from our booking system on Oct 22, 2026: completed stays from Oct 21, 2025 to Oct 20, 2026, and published guest reviews since each home joined us.

WHAT WE DO

What we take off your plate.

Full service is standard: pricing, guests, cleaning and repairs.

How it works
  • PRICING

    Rates set for your home

Pricing rules built for your home and market, adjusted daily. Short stays, longer stays or a mix.

  • GUESTS

    Every guest message, handled

From the first question to checkout. If a guest damages something, we can file the claim for you.

  • CLEANING AND UPKEEP

    Every turnover, checked

Our cleaners run every turnover: a primary and a backup cleaner for your home, a checklist and photos after every clean.

  • PAYOUTS

    Bookings and payouts, live

Airbnb bookings and payouts show live in your Airbnb account. Monthly statements are in your owner portal.

BEFORE YOU BOOK

Questions owners ask.

More answers on the co-hosting page
Do I keep my existing listing?

Yes. Your listing stays in your account, and we join as co-host.

  • Your reviews, history and Superhost status stay with it.
  • Nothing moves to our account, so there’s nothing to move back.
What does it cost?

12–22% of the booking payout, plus $60 per listing per month for software.

  • You get your exact commission on a 30-minute call.
  • On full service, you pay the greater of your commission or $350 a month, never both.
  • The $1,000 launch fee is waived once the agreement reaches its first anniversary. If it ends sooner, it drops by 1/12 for every month or part-month it ran.
  • Every other charge is in your agreement, or agreed with you in writing first.
How do you set my nightly prices?

Your home gets its own pricing rules, reviewed every week.

  • We start from nearby homes that compete with yours, then add seasons and local events.
  • A pricing tool adjusts the rate daily within those rules.
What if a cleaner cancels, or a guest causes damage?

Each home has a primary and a backup cleaner.

  • If both fall through, our Cleaning Manager books a one-time clean.
  • We document guest damage and file the claim. Airbnb or the booking site makes the final call.
  • Claim help is included on full service, and billed hourly if you run the on-site work yourself.
What if I want to leave?

Give 90 days’ written notice. Either side can end it.

  • Your listing, reviews and payouts were always in your account. They stay with you.
  • Stays that check in after we’re done carry 10% of the payout if booked by the notice date, or by the end date if you run the on-site work yourself.
  • Ending in the first year? The $1,000 launch fee applies, less 1/12 for every month or part-month it ran. Nothing if we end it on notice, or you end it for cause.

THE NEXT STEP

Start with a 30-minute call.

Nick Burns started Divergent Estates in Sioux Falls in 2021. On your first call he looks at your home, gives you your exact commission, and says so if we’re not a fit.

RATHER WE CALL YOU?

Leave your number.

Tell us a little about your home and Nick will call you back. You’ll usually get a quick note from Riley, Nick’s assistant, first.

We don’t share your information, and we never add you to a mailing list.
