Privacy Policy

Divergent Estates LLC (“Divergent Estates,” “we,” “us”) operates divergentestates.com (the “Site”) and provides co-hosting services for short-term rental owners. This policy describes what information we collect through the Site, how we use it, and the choices you have. It applies only to the Site; the separate written services agreement we sign with each owner governs the broader business relationship.
1. Information we collect
We collect information in three ways:
- Information you give us. When you submit our enquiry form, you provide an email address and, optionally, a phone number, a property address, and the platform you currently list on. If you opt in to text-message communications — by submitting a form that asks for your mobile number with an SMS consent checkbox, by texting our published number, or by giving verbal or written consent to a Divergent Estates representative — we collect your mobile number, the date and source of your opt-in, and any messages you exchange with us. If you contact us by email or phone, we receive whatever you choose to share.
- Information collected automatically. Our hosting provider (Vercel Inc.) and DNS/edge provider (Cloudflare, Inc.) automatically log basic request data including IP address, browser type, referring URL, and timestamp. Google Analytics 4 collects pseudonymous information about pages visited, session duration, approximate location (city level), and device type using cookies and similar technologies.
- Information from third parties. We use Formspree (Formspree, Inc.) to receive enquiry-form submissions; the form data passes through and is stored briefly on Formspree’s servers before reaching our inbox. We do not purchase or otherwise obtain personal information about you from data brokers.
2. How we use information
- To respond to enquiries and prepare property revenue projections.
- To communicate with prospective and existing owner clients.
- To understand how visitors use the Site and improve it.
- To detect, prevent, and respond to fraud, abuse, or security incidents.
- To comply with applicable law and enforce our agreements.
We do not sell personal information, and we do not share personal information with third parties for their own marketing.
3. Text-message (SMS) communications
If you opt in to text-message communications from Divergent Estates, the following terms describe how we handle the data associated with that program. The full terms and conditions for our SMS program are available at /sms-terms.html.
- What we collect. Your mobile telephone number, the date, time, and source of your opt-in (for example, the URL of the form you submitted), the mobile carrier you use (as reported by our messaging provider), and the content of messages you send to or receive from us.
- How we use it. To send messages you have agreed to receive, including account or service notifications, scheduling and operational coordination with owner clients, responses to your enquiries, appointment reminders, and occasional updates about our services. The categories of messages you may receive depend on the relationship you have with us at the time of opt-in.
- Message frequency, rates, and opt-out. Message frequency varies. Message and data rates may apply. You can opt out at any time by replying STOP to any message from us, and you can request help by replying HELP or by contacting us at the address below.
- No sharing of mobile information for marketing. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support categories is permitted as described in this policy — for example, with our messaging platform provider to deliver messages you have asked to receive. Mobile opt-in data and consent are not shared with any third parties for any purpose other than delivering the messages you have opted in to receive.
- Carrier and delivery disclaimer. Carriers are not liable for delayed or undelivered messages. We rely on third-party telecommunications carriers and messaging-platform providers (currently Twilio Inc.) to deliver SMS messages and cannot guarantee that any individual message will be delivered.
4. Cookies and analytics
The Site uses Google Analytics 4 (measurement ID G-EMT54NYCTE) to collect aggregate usage statistics. You can opt out of Google Analytics by installing the Google Analytics Opt-out Browser Add-on or by enabling “Do Not Track” / “Global Privacy Control” signals in your browser, which we honor.
5. Service providers
We share information with the following service providers strictly to operate the Site and respond to enquiries:
- Vercel Inc. — hosting and request logging.
- Cloudflare, Inc. — DNS, network edge, and abuse protection.
- Formspree, Inc. — enquiry form delivery.
- Google LLC — analytics (Google Analytics 4) and email delivery (Google Workspace).
- Twilio Inc. — SMS / text-message platform used to send and receive messages with users who have opted in.
Each operates under its own privacy practices. We choose providers we believe meet a reasonable standard of data protection, but we are not responsible for their independent acts or omissions.
6. Data retention
We retain enquiry-form submissions and email correspondence for as long as a prospective or existing owner relationship is active, plus a reasonable period after to comply with our records-retention obligations and resolve disputes (generally up to seven years). Server log data is retained according to the retention schedules of our hosting providers, typically thirty to ninety days.
7. Your rights
Depending on where you live, you may have the right to:
- Confirm whether we hold information about you and request access to it.
- Request correction of inaccurate information.
- Request deletion of your information, subject to legal exceptions.
- Opt out of the sale or “sharing” of personal information (we do not sell or share for cross-context behavioral advertising).
- Withdraw consent where processing is based on consent.
- Lodge a complaint with a supervisory authority.

8. Children
The Site is not directed to children under 13, and we do not knowingly collect personal information from children. If you believe we have inadvertently collected information from a child, please contact us and we will delete it.
9. Security
We use reasonable administrative, technical, and physical safeguards to protect information. No system is perfectly secure, and we cannot guarantee the absolute security of any information you transmit to us.
10. International users
The Site is hosted in the United States and intended for U.S. owners. If you access the Site from outside the United States, you consent to the transfer and processing of information in the United States, where data-protection laws may differ from those in your jurisdiction.
11. Changes to this policy
We may update this policy from time to time. The “Last updated” date above reflects the most recent change. Material changes will be posted on this page; continued use of the Site after a change constitutes acceptance of the updated policy.
